A crawl space that floods routinely can be the source of enormous problems for a homeowner.
Related issues include mold, rot, musty odors, potential structural damage, rot, "springy" floors above the crawl space, pest infestations, and ruined fiberglass insulation.
If your crawl space is experiencing flooding of any kind, whether from a groundwater leak or from a plumbing failure, there are two important things you should keep in mind:
Simply put: The best (and most cost-effective) time to repair the damage is now!
Crawl space moisture has five sources:
Each of these sources must be properly addressed in order to create a dry crawl space.
At Basement Systems, our experts specialize in transforming wet crawl spaces into dry, energy efficient, healthy spaces. It's what we do every day for hundreds of thousands of homeowners!

Waterproofing a crawl space can be done quickly! Typically, a crew of our crawl space experts can complete a job, start to finish, in less than a day.
Our complete vapor barrier system includes a 25-year written warranty that is transferable to the next owner of the home -- a major advantage when selling your home!
When sealing and waterproofing your crawl space, our experts follow these five steps:
Our first step in waterproofing your crawl space is to create a perimeter drainage channel along the interior edge of your foundation walls.
Any water entering from your floor (or through the walls themselves) is collected in this drainage system, which is pitched downwards to a sump pump.
At Basement Systems, we provide a drainage pipe system that's specifically designed for the crawl space environment -- the SmartPipe™ Crawl Space Drain. This drain system includes a flange to collect water from the walls, and a layer of filter fabric to prevent clogging.

Our innovative SmartSump™ Crawl Space System is custom-designed for the crawl space environment.
Its compact size is ideal for the often low ceiling height in a crawl space, while its lid is designed for a snug fit when integrated with a vapor barrier system.
Our system uses an airtight lid and a cast-iron submersible Zoeller® Sump Pump. We chose a submersible system (which operates while underwater in the sump pit) due to its quieter operation, and the fact that a submersible system is cooled by the water it pumps out from your crawl space.

Once all sources of flooding water are addressed, the next priority is to protect from sources of humidity.
Installing a crawl space vapor barrier on the walls and floor will keep out the moisture that continually passes through dirt, grout, brick, and concrete. This can be accomplished with either a plastic liner, or by installing foam insulation. Airtight doors and vent covers will prevent intrusion of outside humidity.
To prevent moisture from building up underneath the vapor barrier resting on the floor, a layer of drainage matting is laid down, directing water to your pump.

A sump pump system is made with moving, mechanical parts. And like other systems in your home, it will eventually break down. And sooner or later (most likely during heavy rains), your home will lose power.
During these times, it's great to know that you have a battery backup-powered sump pump. Our powerful UltraSump® System can pump out more than 12,000 gallons of water on a single charge.
If you ever have a plumbing leak in your crawl space, you'll also be grateful for our WaterWatch® Alarm, which sounds off when it detects flooding water outside of the sump pit.

Now that all standing water sources have been addressed, and you've protected the space from outside moisture and humidity, the final step is to maintain your crawl space with an energy efficient dehumidifier.
Our SaniDry™ CX System includes a powerful 300 CFM motor, a self-draining water removal system with optional condensation pump, and an air filtration system that can remove mold and other allergens from the air.
The SaniDry™ CX is uniquely shaped to fit in a low-ceiling crawl space, and features automatic on-off functionality, so it only runs when needed.
